Under-construction projects always feel like a gamble to me. I'm currently in a 2BHK near Marathahalli, thinking of upgrading to a 3BHK or maybe a small villa. Already have a home loan, so this next one needs to be sahi. SVN Green Nest (upcoming) looks decent on paper, with prices from ₹46L to ₹60L. My main concern is the actual carpet area. Builders sometimes show big super built-up, but usable space is low. Is the floor plan genuinely spacious for a 3BHK, ya bas naam ka 3BHK hai? Also, their project delivery timelines ka kya scene hai? Not sure if the price jump is worth it if actual living space isn't much better. Has anyone seen their previous project deliveries in Bangalore? Kya they delay a lot?

Totally feel you on the carpet area issue! Yeh builders ka common tactic hai. They show you a huge super built-up number, but jab actual flat mein jaao toh kitchen aur living room itne chote lagte hain. I saw a project near Akshayanagar last month, same story. 3BHK bolke 900 sqft carpet area de rahe the, which is barely enough for a decent 2BHK.
