What nobody tells you about exiting Noida Ext investments

Is Nimbus Express Park View 2 ka resale market actually liquid, ya sirf paper pe hai? I'm finally fed up of renting, ab bas apna ghar chahiye, but it's purely for investment. My landlord raised rent again, so I'm thinking of putting that money into EMI for a 2BHK there, maybe around ₹75L. I'm keen on the capital appreciation part, but not sure if the initial prices at launch were too low compared to current, so kitna upside bacha hai? Also, I heard Noida Extension mein investor ratio kaafi high hai. Is it true for Nimbus too? Don't want to buy into a ghost society. Who's gonna buy this from me in 5-7 years? Any real experiences with selling here?
