Indirapuram — just moved into my 3BHK here a couple of months back. Honestly, construction quality ko lekar thoda tension hai. Plaster cracks dikh rahe hain already, aur bathroom mein halka seepage bhi feel ho raha hai. Is this normal for new projects? My society is from Shipra, aur unhone jo amenities dikhaye the, kaafi missing hain ya abhi tak complete nahi hue. I'm wondering about other builders like Gaurs, ATS, Mahagun, Gulshan Homz, ya ABA Corp. Unka construction quality kaisa hai after 1-2 saal? Aur post-possession maintenance charges kitne reasonable hote hain, ya fir they just keep increasing them? Especially for societies near Delhi-Meerut Expressway. Kisi ka first-hand experience hai? Should I raise a complaint now or wait?

OP, don't wait! Document everything. I made the mistake of waiting with my ATS flat in Indirapuram. Initial cracks were ignored, then it led to major dampness. Maintenance charges are another story – they start reasonable, but after the first year, they hike them up significantly, citing increased costs. For societies near Delhi-Meerut Expressway, especially new ones, expect 10-15% increase yearly. Builders just want to wash their hands off after possession.

Har naye project mein thoda bahut minor issues toh aate hi hain. Plaster cracks can be due to settling. Maybe wait a bit before escalating? Shipra is a reputed builder.
Totally agree with U1. Shipra ka reputation toh acha tha. I'm looking at Gaurs in Greater Noida West, but this makes me rethink. OP, did you check the RERA rating or any previous projects by Shipra before buying? Sometimes old reviews are more telling.
U3 is spot on. I was eyeing a project by Gulshan Homz near Delhi-Meerut Expressway, but a friend who lives in their older society mentioned shoddy electrical work and constant water leakage. It's not just Shipra, many big names are cutting corners. Reviews are key, not just marketing brochures.
U2, RERA rating is just on paper sometimes. My brother bought a flat from Shipra in Abhay Khand almost 5 years back, and even then, quality was a concern. They fixed some issues after multiple complaints, but the initial headache was huge. Amenities toh pura scam hota hai, they show grand plans but deliver half-baked stuff or nothing at all. You have to be very careful, especially with builders who promise too much.
Oh man, I feel you! My cousin faced similar issues in Crossings Republik. Plaster cracks are definitely not normal for a brand new flat. Shipra ka toh naam tha yaar, shocking to hear this.
