₹70 lakh for a 2BHK in Sehani Khurd feels like a lot, especially after seeing Swastik Developers' rates. Fed up of renting in Ghaziabad, finally looking to buy. EMI vs rent math is pushing me. But yaar, price negotiation kitna possible hai? Matlab, kitna realistically knock off kar sakte hain? Builders bolte hain fixed price, but I've heard otherwise. Aur pre-launch offers ka kya scene hai? Is it actually cheaper or just a marketing gimmick? Also, construction-linked plan better hai ya down payment? Any advice for a first-time buyer?
