Ghaziabad mein property negotiation ek myth hai, unless you really know builder ki books. As an investor jo khud ke liye bhi dekh raha, I'm finding it tough. Builders like Pankaj Giri near Sector 13, they quote high, but kitna realistic discount milega? I'm eyeing a 2BHK around ₹70L in Vaishali, but 5-7% off seems like a dream. Kya secondary market mein better deals milte hain? Resale units, maybe 2-3 saal purane, unme negotiation ka scope zyaada hota hai? Plus, these hidden charges... IFMS, club membership, PLC, construction-linked payment plans mein builder kya kya add kar deta hai? Total acquisition cost seems to jump by 10-15% sometimes. Any real insights on getting a better deal, off the record?

Ghaziabad market mein abhi bhi builder hold kar rahe hain prices, especially for good locations. Demand hai, but buyers are price-sensitive. 5-7% off toh mushkil hai unless it's a distress sale or a very old project with inventory lying. Is it better to wait for a while, considering the current market conditions?
Haan, secondary market mein scope hai, especially for 2-3 saal old properties in Ahinsa Khand 1. Builder toh naye projects mein pura margin nikalte hain aur hidden charges se bhi kamate hain. Mere friend ne ek resale 2BHK liya tha ₹65L mein, jabki naye waale same configuration ke liye ₹75L bol rahe the. Uska kaafi paisa bach gaya. But paper work aur transfer mein bhi time lagta hai, aur thoda complex process ho jaata hai. Is it really worth the hassle for a first-time buyer like me?
Vaishali mein bhi same haal hai. Builders seem to have a fixed price and won't budge much. IFMS aur PLC ne mera budget hilaya hai, aur upar se parking charge alag. Koi bata sakta hai ki ye hidden charges negotiate ho sakte hain kya? Ya ye sirf base rate pe hi negotiation ka scope hota hai?
Totally agree, bhai! My experience is exactly the same. Lagta hai hum sab ek hi boat mein hain.
