What nobody tells you about Greater Noida West risks

Already have a home loan for my 2BHK in Noida Extension, but I'm seriously looking to upgrade to a 3BHK or even a small villa. Been checking out Greater Noida West, specifically around Sector 16B. The projects look good on paper, but I'm worried about hidden risks. Is the infrastructure really catching up, or will it be years of construction chaos? I've heard some older stories about delivery delays and builder issues in the area. Are those still major red flags for new buyers? My budget is tight, and the price jump from my current place is substantial. I don't want to regret this decision later. What should I be wary of before finalising anything in GNW?
