Honestly, I'm fed up of renting in Gurugram. Finally taking the plunge, but this property search is wild. Everyone talks about base price, but what about the *real* all-in cost for a 3BHK? Builders like ST. PATRICKS REALITY PVT. LTD. in Basai quote ₹1.8 Cr, but then there's PLC, parking, stamp duty... it adds up fast. What's a realistic total jump from that? And pre-launch schemes? People swear by them for discounts. But are they *actually* cheaper after all the hidden charges and delays, or just a way to lock in early? Change my mind.

Totally feel you! That 1.8 Cr is just the tip of the iceberg. My friend booked a 2BHK in Sector 88 and ended up paying almost 25% extra by possession time. Builder always has some 'development charges' or 'IFMS' ready. Basai mein bhi same scene hoga I'm sure.
Haan U7, unfortunately, possession bhi delay hua 6 months tak. Aur agreement mein kuch vague clauses the 'other charges as applicable' type. Usi ka faayda uthaya builder ne. That's why I'm telling everyone, get every single charge itemized, even estimated, before signing the dotted line. My friend is still fighting for some refunds. It's a nightmare
25% extra is a lot! Did your friend get possession on time at least? And were these charges mentioned in the agreement, even vaguely? Trying to understand what to look out for.
