What nobody tells you about hidden charges in Noida Extension

Visited 3BHK projects in Sector 16B last weekend. Builder quotes are misleading! Base price then PLC, parking, club membership add 15-20% easily. Advertised price per sqft is a joke. For my kids' school, we need a bigger place, but this hidden cost game is frustrating. Any tips on negotiating these extras?
