Budget finalised, loan pre-approved — now stuck on pre-launch pricing. Salarpuria Sattva's Uppal project offered early rates, promising savings. But open market prices aren't much different now. Is 'early-bird' just a Hyderabad marketing gimmick? From my experience, actual discounts are rare. Did anyone truly benefit from pre-launch here?

Hmm, my experience was a bit different. My cousin booked in a prime area, near Ameerpet, pre-launch and actually got a good deal. Saved almost 3-4 lakhs compared to current rates. Not all are gimmicks, I think, sometimes it works out if you choose wisely.
That's rare these days. Builder market mein abhi margin itna kam hai ki pre-launch mein zyada nahi de sakte. Especially after all the raw material price hikes, it's tough for them to offer big discounts.
U4, I think it was a smaller builder's project, 'Greenwood Heights' near the metro. He got around 250 rs/sqft less. But RERA registration was already in process, which made it safer.
Which project was this? Aur kitna discount mila exactly?
Totally agree with this! Attapur mein bhi same hua mere saath. Builder ne bas marketing drama kiya, actual savings kuch nahi thi.
