What nobody tells you about investor-heavy projects
Just got possession of my 3BHK in Uppal Plumeria Garden Estate last month, around March. Honestly, I'm a bit surprised by the occupancy. Kaafi flats khaali dikhte hain, ya rent pe hain. Lagta hai end-users kam hain yahan, mostly investors hi hain kya? I'm looking to rent out my 2BHK now. Brokers are quoting around ₹25-30k for a semi-furnished 3BHK here, which is lower than meri initial expectation of ₹35k. Is this rental yield realistic for Noida Extension, ya brokers lowball kar rahe hain? Also, jab liya tha, I was expecting a decent capital appreciation, but abhi market thoda thanda lag raha hai. What's the long-term outlook for appreciation here? Am I overthinking the end-user ratio, ya it's a real issue for future resale?

Bhai, totally relate! Mere project mein bhi same haal hai. Socha tha family-friendly hoga, but mostly rented flats dikhte hain. Tension ho rahi hai.
