Completed projects often hide the real investor-end-user split. Rajkot mein Ansal Aastha Mig Zone ki baat kar raha hoon. Fed up of renting, I'm finally looking to invest. Ismein kitne investors hain aur kitne actual log rehte hain? Worried about a ghost society effect affecting future rental yield ya resale value. Current price ₹29-30L seems okay, but will it appreciate? Who'll buy from me in 5-7 years? Any actual owners here jo bata sakein?

U3, Ansal Aastha Krishna Kunj mein nahi hai. Thoda aage hai highway ki taraf.
I visited Ansal Aastha last month. Flats are decent for the price point. Haan, empty units hain but it's a new project, possession 2022-06-01. ₹29-30L for a 2BHK in that area is competitive. Current market mein Rajkot mein prices stable hain, not much appreciation right now, but for living it's okay.
Ansal ke projects ka track record utna achha nahi hai. Delivery delays aur quality issues sunne mein aate hain. UPRERAPRJ5670 toh dikh raha hai, but possession 2022 June hai, phir bhi itne units khali? Kuch toh gadbad hai. First-time buyers ko aise project se door rehna chahiye.

Totally agree with your point. My uncle invested in an Ansal project near Gandhinagar, 2 saal late mila. Avoid if possible, especially for a first-time buyer. ₹30L is a huge risk to take on a builder with a shaky reputation.
