What nobody tells you about maintenance charges in Noida Ext

Resale of our existing property is almost done, so now I'm seriously looking at flats in Noida Extension. Kids have moved out, don't need a huge place, just manageable. I'm checking projects like Nimi Symbolic Homes. Brochures show great amenities, but my big worry is maintenance charges. Log kehte hain high hote hain, par actual service for security, common area cleanliness, ya lift upkeep average milti hai. Do clubhouses, gyms actually get used, ya they become ghost facilities? Any tips on checking maintenance quality and amenity usability? What questions to ask about the charges breakup? Don't want hidden costs ya bad service.
