Honestly, I'm fed up of renting and the landlord just raised rent again, so I'm finally taking the plunge into buying in Mohali. I've been checking out places like Mapsko Gardenia. My biggest worry as an investor is the ongoing maintenance charges. I'm seeing quotes around ₹3-4 per sqft, but I hear so many complaints about service quality not matching the cost. Does anyone living in Mohali projects find their maintenance charges justified by the actual services provided? Is it value for money, or just a black hole for potential rental income? Also, what about the clubhouses and sports facilities? Do tenants actually use them, or do they become 'ghost' facilities after a year? I'm trying to figure out if these amenities truly drive higher rental yield or resale value, or if they're just a fancy upfront cost.
