What nobody tells you about Mohali property costs
Did a site visit to Viridian Red in Sector 36 Mohali on Saturday and honestly wasn't expecting the numbers. Kids have moved out, so we're selling our big house, looking for a manageable 2BHK flat with an elevator. Something low maintenance, hospital paas mein ho toh achha hai. Builder quote karta hai ek price, but jab hum all-in cost dekhte hain (stamp duty, registration, PLC, parking, interiors ka estimate), it almost doubles. Yaar, is it really this high? Aur secondary market mein better deal mil sakti hai kya? Like, Viridian Red ka koi resale unit? They quoted around ₹1.5 Cr for a 2BHK, but with everything extra, it's pushing ₹2 Cr. Not sure if that's normal for Mohali, especially in Sector 36. Kya resale mein negotiation scope zyada hota hai? What do you all think? Should I go for a new flat with all these hidden costs, or look for a good resale deal? What's the real all-in cost I should budget for a 2BHK in this area?

Yaar, this is SO true. Builders always quote a base price and then add so many hidden charges. I visited a project near Badshahpur last month, same story. My 2BHK budget of 80L went straight to 1.1 Cr after all the extras. It's frustrating, seems like a common tactic now.
