What nobody tells you about Mohali property downsides

Mohali mein properties dekh ke lagta hai sab theek hai, but I'm worried about the hidden catches. My kids are settled abroad now, so I'm selling our big house and looking for a smaller, manageable 2 or 3 BHK. Mohali ke projects bahut attract kar rahe hain, especially the resale ones near sectors 70-79. But kuch log bolte hain wahan completion issues hain, ya fir society ki maintenance bahut zyada hoti hai. I'm keen on a good society with an elevator and easy access to hospitals. Kya wahan koi specific areas ya builders hain jinke saath careful rehna chahiye? Yaar, log bolte hain registry aur OC mein bhi problems aati hain sometimes.
