Since getting possession of my Spacetech flat in Natthu Colony last month, I'm genuinely shocked by the final 'all-in' cost. Everyone talks base price, but the hidden additions are insane. Stamp duty, registration, PLC, parking – it all adds a massive chunk. My interiors alone blew the budget. People glorify buying in Noida Extension, but don't discuss the true financial hit. What did you actually pay beyond the advertised price? Change my mind that builders intentionally underquote.

Exactly! This is what I keep telling my friends. I bought in Alpha I Greater Noida two years back, and the difference between the 'advertised' price and what I actually paid was almost 25-30%. The super area vs carpet area game, then GST, then IFMS, club membership, power backup charges, even fire fighting system charges. Builders just hook you with a low per sqft rate and then add everything. It's a common tactic, not just in Noida Extension. They make it sound like an amazing deal, but the reality is harsh.
U13, for sure. My base was around 3200/sqft for a 1200 sqft flat. So, 38.4 lakhs. But after all the PLC (preferential location charges for park facing), car parking, IFMS, power backup, stamp duty, registration, and GST, it crossed 50 lakhs easily. RERA record
Haan, super area-carpet area ka game toh sabse bada scam hai. Itna farak hota hai, feels like you're paying for air!
U8, 25-30% is a massive jump! Can you share roughly what was your base price per sqft and what it ended up being with all these additions? Just to get a realistic idea for others. Did your builder have a good RERA record or any red flags before booking?
Hmm, I'm booking in Alistonia Estate soon, and my builder gave a clear breakdown. Are you sure you didn't miss something in the agreement? Usually, all these charges are mentioned, maybe not upfront, but in the fine print. What about the sales executive, didn't they explain?
Exactly! They show you the shiny brochure but hide the real numbers till the very end. Standard practice hai yeh, it's almost like a bait and switch.
U7, the agreement had it, yes, but it was buried deep in clauses. And the sales executive? They just gloss over it, 'Sir, these are standard government charges, don't worry, it's a small amount.' But when you add them up, it's a huge amount. It's the lack of upfront transparency that's frustrating, not that it wasn't mentioned *anywhere*.
Totally agree bhai! Meri bhi same kahani hai. Base price sunke laga sasta hai, but jab final bill aaya toh hosh ud gaye. Builders are masters at this game.
