What nobody tells you about post-possession security

Visited Vihaan Krystal Heights on Saturday. Finally taking the plunge, fed up of renting yaar, landlord raised rent again. EMI vs rent math is on my mind constantly. Property toh achhi lagi, but I'm worried about the long-term. Maintenance charges kitne realistic hote hain? What do they actually cover? Aur security system ka kya scene hai after a year or two? CCTV working properly, guards active ya bas dikhawa? Any owners there, especially in Vihaan Krystal Heights, can share experiences? Should I trust the brochures for these things?
