What nobody tells you about pre-launch 'discounts'

Just moved into my M3M flat last month near Golf Course Extension, and honestly, everyone glorifies pre-launch discounts but nobody talks about the actual hidden costs. I got a "great deal" on a 3BHK, paid less per sqft than later phases. But the PLC charges for specific views, the club membership, and development charges added up like crazy. My effective price per sqft ended up way higher than advertised. Is this just how it is in Gurgaon now? I feel like I got played, even with RERA. Change my mind.
