₹1.5 Cr for a 3BHK at Sobha Royal Pavilion Phase 8 — are we really paying for quality or just brand? Everyone talks about Sobha's reputation, but nobody talks about the *real* construction quality after 1-2 years. My friend bought in another 'premium' project, ab uske fittings loose hain, seepage issues bhi aa rahe. Kya yeh sab common hai? I'm worried about resale value and future maintenance costs for tenants. Aur yeh fancy security systems, are they actually effective ya bas show-off? Disagree? Tell me why.

Exactly my concern! My cousin bought a 2BHK in Adigara Kallahalli from a 'premium' builder, not Sobha, but a similar big name, 3 years ago. Initially, sab mast tha. Abhi tiles loose ho gaye hain, kitchen sink ke paas leakage hai, aur lift bhi frequently stuck hoti hai. He's paying huge maintenance, but issues are piling up. I'm so worried about this. For ₹2.6 Cr (or even ₹1.5 Cr, as the original post mentioned, which is still a lot for me), I want peace of mind, not future
