What nobody tells you about project amenities

Most project brochures oversell amenities, honestly. I'm checking out Embassy Verde Phase 2 and on paper, the amenities look great. But I've heard stories ki many luxury projects mein gym ya pool bas showpiece hote hain, real use mein nahi aate. Is it genuinely good to live in daily, ya sirf brochure pe chamakta hai? My parents keep saying check the actual utility, not just the list. For first-time buyers like me, is there any secret hack to figure out which amenities will actually be useful long-term? Like, what about the clubhouse or sports facilities? Do people actually use them regularly, ya bas maintenance charge badhate hain? Any current residents, noise levels and air quality kaisa hai wahan? Share your experience, please.
