Budget finalised for a 3BHK upgrade, but I'm questioning the real value of these new projects. Okay, I'll say what no one says: everyone glorifies 'smart home' tech and CCTVs, but nobody talks about actual security. As an investor, is the premium for these systems even worth it for tenant attraction or resale? Most societies just have cameras that don't work and guards who sleep. MJ Opera, for example, boasts about tech. Is it just a show or reliable for long-term ROI? Change my mind.

Totally agree with this! As a first-time buyer, I'm already stressed about the budget (₹87 L – ₹1.4 Cr for MJ Opera is a big range!), and then these 'smart' features are pushed so hard. But does it actually make us safer, or is it just a marketing gimmick to justify the premium? I worry about the hidden costs too.
