Hidden charges in Shalimar Garden are a complete headache, honestly. I bought a 2BHK there last year for around ₹65L, investing from Dubai, and I'm seeing so many unexpected costs now. RWA demands for arbitrary 'upgrade funds' and some weird "development charges" keep popping up. It's tough to verify these from afar. Is this typical for Ghaziabad, or just this area? How do you manage rental properties remotely when these issues arise? Need advice on reliable property managers who ensure transparency.

It's a tough situation, especially for overseas buyers. While Shalimar Garden does have its specific issues, these arbitrary RWA demands are becoming a city-wide problem in Ghaziabad, not just limited to one area. You need to join the RWA forum or WhatsApp group if there is one, to understand what others are paying and what's justified. Don't pay anything without an official receipt and a clear justification.
This is why I'm so scared to buy, especially with all these stories floating around. Har jagah yehi hidden charges ka darr laga rehta hai. What's the best way to vet a property manager from overseas? Any specific certifications or background checks one should insist on? I'm planning to buy in Afzalpur soon, and this is a major concern.
RERA registered agents are a safer bet for property management. They have some accountability.
Property managers ke liye references sabse important hain. Try to find someone who manages properties for other NRI owners in the same area. Aur haan, make sure they send you detailed statements with proper receipts and pictures/videos of any work done. Ek written agreement mein saari services aur charges clearly define karna zaroori hai. Don't trust anyone blindly based on just their word.
Bhai, ye development charges wala scam bahut common hai. Mera Abhay Khand mein ek property hai, wahan bhi builder ne possession ke time pe maintenance deposit ke naam pe ek huge amount maanga. Later pata chala ki woh RWA fund mein ja raha tha but builder ne apne paas rakh liya for almost a year. Remote management se toh yeh aur mushkil ho jaata hai verify karna. Make sure you have a local contact or a very trusted property manager, Warna they will keep milking you with such demands.
₹65L for a 2BHK in Shalimar Garden? That sounds a bit on the higher side, even with current market rates. Did you check the per sqft rate properly against other projects nearby? Aur kaunsa tower ya builder hai specifically? Might be a very premium block ya phir area mein kuch naya development ho raha ho.
Ghaziabad mein rates kaafi fluctuate ho rahe hain. New projects mein toh builders aksar saare 'charges' price mein hi include kar dete hain, but old societies mein RWA kaafi active ho jaati hai. Current market conditions mein buyers ko bahut careful rehna chahiye.
Aapki baat mein dum hai. Mera friend ne last year Ahinsa Khand II mein ek 2BHK liya tha, around ₹55L mein, aur woh bhi ek reputable builder ka project tha. Shalimar Garden mein toh itna nahi hona chahiye normally for a standard 2BHK. Ho sakta hai unhone luxury amenities ya larger super built-up area ke naam par extra charge kiya ho. Check your sale deed for exact area details.
Yaar, sahi pakda hai! Shalimar Garden mein toh bas hidden costs ka game chalta rehta hai. Mera bhi kuch aisa hi experience raha hai, thankfully main toh India mein hi rehta hoon, phir bhi headache hai. Remote se toh aur mushkil hoga manage karna.
Exactly! Transparency is a huge issue. Builders and RWAs, both exploit first-time buyers.
Totally agree with this. RWA wale toh bas mauka dhoondhte hain extra paise nikalne ka. Maine Achchheja mein ek flat liya tha, wahan bhi initially sab smooth laga but baad mein 'clubhouse upgrade' ke naam par ₹50,000 maang liye. Bina proper audit ke kaun deta hai itne paise?
