What nobody tells you about society management after possession
Two years into possession, and Ansal Sushant City's RWA still feels non-existent. I'm in Dubai, can't manage this remotely. Is Palm Grande Exclusive Villas any better with society formation and end-user ratio? Worried about ghost society issues impacting long-term rental management. What's the ground reality there?

It's a common trap first-time buyers fall into. We focus so much on the price, location, and amenities, but forget about the post-possession management. Always, always check the RWA status and track record of the builder for their previous projects. If you're buying for rental income, a dysfunctional society can seriously impact your returns and tenant retention. I've seen properties in Manimajra struggling because of poor society management.
It's a tough situation for many, especially when builders delay on purpose. For Ansal Sushant City, being two years post-possession and still struggling, it's a definite red flag. Palm Grande, being smaller, might have an easier path to RWA formation due to fewer owners and potentially higher engagement. But ultimately, for both, it comes down to residents taking initiative. No builder will hand over power easily.
U5, you hit the nail on the head. I made this mistake. Bought in a new project, thought everything would be smooth. But the RWA is a mess, and now property values in our specific block are stagnant, even with the current market conditions being generally positive for real estate in Chandigarh. It's a huge lesson learned. Now I check RWA minutes, not just brochures.
This makes me so anxious! I'm already stretching my budget to buy a home, and then to think about these hidden headaches like RWA issues and builder dominance just adds to the stress. Is there no legal way to force builders to form a proper RWA?
The original post's concern is very real. I'm also a first-time buyer and the RWA part is completely new territory for me. Palm Grande Exclusive Villas mein society formation ka process kaisa hai, anyone with first-hand experience? Aur Ansal Sushant City mein toh abhi bhi builder hi manage kar raha hai kya sab kuch after two years? That's not right.
U9, resident WhatsApp group sounds like a good lead. But 'take over karna shuru kar diya hai' sounds like it's still not fully independent. How long has it been since possession started for Palm Grande? Is the RWA registered properly with the registrar of societies? These are small but crucial details.
Palm Grande mein management shuru ho gayi hai, but initial days mein thoda builder ka hold tha. Ab residents ne take over karna shuru kar diya hai. They have a WhatsApp group for residents, maybe try to connect through that? End-user ratio is definitely better than most high-rise apartments.
Your situation sounds tough, especially being in Dubai. I almost booked in a project near New Chandigarh last year, but then I heard from a friend that the builder was delaying RWA formation on purpose to keep maintenance charges high and use their own vendors. I pulled out. Palm Grande Exclusive Villas ka toh maine suna hai ki thoda better hai because it's a smaller, more exclusive community, so end-user ratio might naturally be higher. But still, due diligence is key.
U7, it was mainly word of mouth from people already living in their other projects. Plus, the sales team was very vague about RWA timelines. They kept saying 'soon' and 'it's in process' for a project that was already 2 years old. That's a huge red flag. Always talk to existing residents if you can. For Palm Grande, I'd say check the number of occupied villas versus vacant ones. That gives a good idea of the end-user ratio.
That's a scary thought, builder intentionally delaying RWA! How did you find out about the builder's intention in New Chandigarh? Was there any specific red flag or just word of mouth? I'm looking at properties in that area too, so any tips would be helpful.
Yaar, this is exactly my fear! Ansal Sushant City ka toh naam suna hai but RWA issues toh har jagah hain lagta hai. Remote management toh bilkul nightmare hoga, especially for first-time buyers like us. What if we invest and then society hi na bane?
Exactly! The builder hands over possession and then washes their hands. Phir electricity, water, security... sabka bill kaun bharega? Aur koi common expenses manage karne wala na ho toh sab mess ho jaata hai. Did your relative eventually get a proper RWA formed in Mullanpur?
Sahi kaha bhai! Mera ek relative Mullanpur Garibdass mein ek project mein phasa hai, RWA banne mein 3 saal lag gaye aur abhi bhi builder ka interference hai. Society mein koi facilities maintain nahi ho rahi. Yeh ghost society wala point bahut valid hai.
