What nobody tells you about Swarnim Vihar rentals
Since getting possession of my Swarnim Vihar flat two months back, I'm genuinely frustrated with the rental scene. Builder ne high rental yield ka promise kiya tha, but finding a good tenant is proving impossible. It feels like this society has too many investor flats lying vacant. Is this high investor ratio common for completed projects in Greater Noida? What's the real rental yield people are seeing here, and how do you guys manage to find tenants for a decent income? My ROI looks bad right now.

This is scary for a first-time buyer like me. I thought buying a ready-to-move flat would be less risky. It seems even completed projects have their own set of problems.
Is anyone getting better rental yields in nearby areas like Ajayabpur or Alistonia Estate? I'm still looking to buy and this rental scenario for Swarnim Vihar is making me reconsider. What's the average vacancy period people are facing here?
Yeah, U4, don't just look at advertised rents. Always check actual occupancy. Many projects near the Alpha-II Commercial Belt also struggle with high vacancy. The current market conditions in Noida favor buyers/tenants, not landlords, unless your property is premium and well-connected.
Ajayabpur mein thoda better hai, but that's because most projects there are still under construction or just getting possession. Alistonia Estate is similar to Swarnim Vihar, too many investors. Vacancy period in Swarnim Vihar can easily be 3-6 months.
This is a common story across Greater Noida, especially in projects completed around 2020. Builders oversell the rental potential to investors. Swarnim Vihar, with its 168 units, has a significant portion of investor-owned flats. When everyone tries to rent out simultaneously, the supply far exceeds demand, driving rents down. You need to differentiate your flat, maybe with semi-furnishing, to attract tenants faster.
Exactly! I bought my 2BHK for ₹75 lakhs thinking I'd get at least ₹18-20k rent, but abhi toh ₹12-14k bhi mushkil lag raha hai. What's the actual rental yield people are seeing? And kitne time lag raha hai tenant dhoondhne mein?
I heard Alpha I Greater Noida also has this issue. Too many investor flats. For Swarnim Vihar, the real yield is probably closer to 2.5-3% if you're lucky. Tenant dhoondhne mein 2-4 months lag sakte hain, especially for higher floors.
Yaar, Swarnim Vihar mein bahut supply hai. Everyone bought for investment. I know someone who got a tenant after 6 months, but at a very low rent, like ₹13k for a 2BHK. It's tough out there.
Same pinch, U2! I got my 3BHK for ₹90 lakhs. My broker is saying ₹15k is the max I can expect. It's been 4 months and still no tenant. Yield toh 2% bhi nahi ban raha.
Bhai, you're not alone! My flat in Swarnim Vihar has been sitting empty for three months now. Builder ne toh bade sapne dikhaye the rental income ke, but reality is something else.
