Since January I've been shortlisting flats in Rajkot for my brother, an NRI. He's keen on something near 150 Feet Ring Road, maybe from Balaji Group. I know what builders don't tell you, especially about OC status and hidden charges. For NRIs buying remotely, the paperwork hassle and site visit gaps are huge. Is it just me, or do they often end up paying more for 'convenience'? What specific checks should we double down on when buying from abroad?

Absolutely! Mere uncle bhi NRI hain, unhone bhi last year Rajkot mein investment kiya. They felt builders take advantage of the distance. Convenience ke naam pe extra charges, aur baad mein pata chalta hai ki actual quality was compromised. OC status toh baad mein bhi pending reh sakta hai, woh bhi ek tension hai.
Haan bhai, paperwork ka toh poora headache hota hai. My cousin almost lost his booking because of a missed document deadline while he was abroad. Bahut tension hoti hai.
