Dekho, investor ROI tabhi hai jab project time pe deliver ho aur market upar jaaye. Currently, Ghaziabad market thoda stable hai, high appreciation ke chances kam hain short-term mein. CLP mein risk-reward ratio check karo. Resale mein value for money mil sakta hai, but ensure property age and maintenance are good. Don't rush into anything because of FOMO.
Yaar, mera budget bhi tight hai. Vaishali mein 2BHK ka rent dekar RNE mein 3BHK ki EMI aur CLP installments manage karna mushkil lag raha hai. Kya sach mein investor ROI ke liye itna risk lena worth it hai? Ya better hai ki thoda aur wait kar loon for market correction?
Main toh bolunga resale deals hi dekho. Maine do saal pehle Abhay Khand mein ek 3BHK resale mein liya tha. Thoda negotiation kiya aur market rate se acha deal mil gaya. Immediate possession, no builder tension. Sirf registration aur interior ka kharcha hua.
U8, Abhay Khand mein 3BHK around 70-85 lakhs mein mil jaayega, depending on society and age. Mujhe toh 2 mahine mein possession mil gaya tha. Loan process resale mein bhi same hi hota hai, bas property docs thode zyada check hote hain. But banks are usually okay with it if the property papers are clear.
U7, Abhay Khand mein kya price range chal raha hai abhi for a 3BHK? Aur aapko kitne time mein possession mil gaya tha? Resale mein loan process kitna complicated hota hai?
Original poster, aapne kis builder ke projects dekhe hain RNE mein? Aur unka RERA registration status kya hai? Bina RERA ke toh haath bhi mat lagana. Mujhe bhi 3BHK dekhna hai but possession timeline clear nahi hoti.
Sahi keh rahe ho U5. RERA se registration toh mil jaati hai, but uske baad bhi builder payment maangte rehte hain aur kaam slow hota rehta hai. Isse acha hai ki resale mein ready-to-move lo, even if it's a bit older. At least EMI aur rent ka double burden nahi hoga.
U4, RNE mein bahut builders ne RERA register kiya hai but delays still common hain. 'XYZ Heights' ka project 2021 ka tha, abhi tak sirf structure bana hai. CLP mein 80% payment ho chuki hai logon ki. Check the builder's past projects, not just RERA status.
Bhai, Raj Nagar Extension mein CLP lena is like betting on a lottery. Builders ki dates ka koi bharosa nahi. Mera ek friend phasa hua hai wahan, 3 saal se possession ka wait kar raha hai. Resale near NH-24 makes more sense, at least you get what you see.
Haan, delays toh hain but RNE ka future potential bahut high hai, especially with the upcoming infrastructure. CLP mein agar builder reputed ho aur project almost complete ho, toh risk kam hota hai. Plus, 3BHK mein space better milega Vaishali ke 2BHK se.
Totally agree! RNE mein connectivity abhi bhi utni smooth nahi hai jitni log bolte hain. Plus, CLP mein interest burden badhta jaata hai agar project delay ho. Vaishali se shift karna hai toh Ahinsa Khand II mein bhi options dekh lo, thoda better developed hai.
