₹1.5 crore for a 3BHK in Purva Emerald Bay feels steep. I'm wondering if their construction quality actually justifies the premium for investor resale value. Do those grand amenities truly attract better tenants, or just inflate maintenance costs?

It's a tough call for first-time buyers. While Purva is a reputed builder, ₹1.5 Cr is a substantial investment. The Pune real estate market is currently stable but not seeing explosive growth like a few years ago. You need to consider if the area has enough demand for high-end rentals to truly make it worthwhile. Don't just get swayed by the 'premium' tag; calculate your potential rental yield versus the EMI and maintenance costs very carefully. Sometimes, a slightly smaller, well-located property with fewer amenities gives better ROI.
I've seen similar projects in Amanora Park Town. Grand amenities look good on paper, but after a few years, maintenance charges become a huge burden. Most tenants only care about basic facilities and location, not a fancy clubhouse they rarely use. For an investor, this can eat into your profits significantly.
I think the project has a premium feel. The amenities they are offering are top-notch, which should attract good tenants, right? That's what justifies the price.
Exactly! Pune mein rentals market thoda tricky hai. Amanora Park Town jaise areas mein bhi, ultra-luxury amenities ka premium rent mein pura cover nahi hota. Akurdi mein toh aur bhi tough hai. Investor ko phir apni pocket se maintenance dena padta hai. Bahut calculation karni padti hai.
Sahi baat hai, amenities ka maintenance cost bahut high hota hai. Aur end-user ko uski value utni nahi lagti jitni builder charge karta hai.
Amenities achhi hain, no doubt. But kya un amenities ke liye tenants extra rent dene ko ready hote hain? Ya phir sirf maintenance badha dete hain, aur rentals justify kar payenge kya EMI?
Investor ROI ke liye sirf quality nahi, possession date aur builder ka commitment bhi important hai. Purva Emerald Bay ONGOING hai aur possession date 2025-06-01 di hai. But builders often push these dates. P52100026132 RERA number toh hai, but actual construction progress ground pe kya hai, koi bata sakta hai? Kahi mere savings phans na jaayein.
Builder delays are the worst! My biggest fear.
Sahi kaha, delays ka bahut darr lagta hai. Mera ek friend ka project Sinhagad Road pe tha, 2022 ka possession tha, abhi tak mila nahi hai. Builder ne har baar kuch naya bahana bana diya. Emerald Bay ka naam bada hai, but yeh ONGOING projects mein risk toh rehta hi hai. Bahut tension hoti hai jab paisa block ho jaata hai.
Haan, RERA updates kitne regularly aate hain for P52100026132? Kisi ne site visit kiya hai kya recently, progress dekhne ke liye?
Yaar, ₹1.5 Cr for a 3BHK in Purva Emerald Bay? Price toh bahut high lag raha hai. For a first-time investor like me, I'm worried if the premium quality they promise actually translates into better resale value or just a higher EMI burden. What do others think about the long-term ROI here?
Puravankara ka track record mixed hai. Kuch projects time pe complete hue hain with good quality, but kuch jagah delays bhi dekhe hain. Quality toh theek hoti hai usually, but sometimes finishings mein compromise ho jaata hai.
Totally agree, bhai. ₹1.5 Cr is a huge amount to commit, especially for a first-time buyer. My budget is already stretched thin at lower price points.
