What Pushpak Society brochures don't tell you about quality
Budget finalised, loan pre-approved for a Chandigarh investment. I'm based in Dubai, so site visits mushkil hain. Considering Pushpak Society. Wahan ki actual construction quality kaisi hai? I'm concerned about issues like seepage ya cracks jo baad mein aate hain. Jo amenities brochure mein promise kiye hain, woh actually deliver hote hain kya? Does poor construction affect resale value ya tenant attraction in the long run? Aur maintenance charges vs service quality ka kya experience hai?

Okay, so after reading all this, it seems Pushpak Society is a big NO for a first-time buyer based out of India. The consistent feedback on construction quality, delivery delays, and poor after-sales service is alarming. It looks like the brochure promises are far from reality. Best to avoid this one and look for something more reliable, especially for a ₹2.0 Cr investment. Maybe get a trusted local person to do a site visit for other shortlisted properties?
U14, that's good advice. I have a cousin in Chandigarh who can help with site visits. This whole discussion has made me re-think my approach. Thanks everyone for sharing your honest opinions.
U14, your summary is spot on. I'm also a first-timer and this thread has been super helpful. I'm definitely going to be extra careful now. Site visits are crucial, even if it means flying down once.
Honestly, at ₹2.0 Cr, you have better options in Chandigarh. The market is a bit slow right now, so good builders are offering incentives. I'd suggest looking into established names, even if they're slightly older projects. New projects from builders like Pushpak can be risky. Resale value will definitely take a hit if construction quality is poor. Tenants are also very picky now, especially with so many new properties coming up.
U11, you hit the nail on the head. Current market conditions mean buyers have some leverage. I was looking at a project near Saini Majra, and the builder was quite flexible. ₹2.0 Cr for a potentially problematic Pushpak Society seems like a bad deal when there are other choices.
U11, can you suggest some established names or specific localities for that price range? I'm open to slightly older projects if the quality is proven. My priority is peace of mind and good resale potential.
Pushpak Society ka record theek nahi hai in terms of delivery. Mere ek relative ne booking ki thi 3 saal pehle, possession date do baar extend ho chuki hai. Promises of amenities like clubhouse aur swimming pool are still on paper. Jab tak aap khud site visit nahi karte, believe mat karna. Delhi-NCR mein builders ka yahi haal hai, ab Chandigarh mein bhi shuru ho gaya hai.
U4, thanks for the heads-up. My loan is pre-approved, but these delays can really mess up financial planning. ₹2.0 Cr is a huge amount to block. What about the resale value, if the amenities aren't delivered? Doesn't that affect it badly?
U4, that's exactly what I feared! Possession delays are a nightmare, especially when you're paying EMIs. Is this a common issue with Pushpak Society or just an isolated incident with your relative? I've seen some ads for their projects in New Chandigarh too.
Bhai, aapne bilkul sahi sawaal uthaye hain. Pushpak Society ki brochures toh bahut glossy lagti hain, but ground reality kaafi alag ho sakti hai. Mera ek dost hai, usne bhi wahan invest karne ka socha tha, but phir local market experts se baat karke back out kar gaya. Construction quality mein compromise sunne mein aaya hai, especially plumbing aur wiring mein. Dubai se decision lena aur bhi tough hai. Kya aapne kisi local consultant se baat ki hai?
U1, totally agree with the glossy brochure part! They all look amazing on paper. I'm also looking for something in Chandigarh, maybe around Manimajra. Pushpak Society ka price range ₹2.0 Cr – ₹2.0 Cr dikha raha hai, which is quite high for a first-time buyer if quality is compromised. Kya is price point pe better options nahi hain?
Haan U1, same concern hai. Plumbing aur wiring ke issues baad mein bahut costly padte hain. Especially agar tenant rakhna ho, toh chhoti-chhoti cheezein bhi complain ban jaati hain. What did your friend end up doing? Did he find an alternative?
