What Rajkot builders don't tell you about floor-rise premium
My existing 4BHK in Kalawad Road is almost sold, and I'm looking for a smaller, manageable 2BHK flat near AIIMS Rajkot. Kids have moved out, don't need such a big place anymore. But honestly, this floor-rise premium (FRP) ka chakkar samajh nahi aa raha. Everyone glorifies top floors for views, but nobody talks about the actual value. Builder jaise Galaxy Group ya R K Group, they charge ₹25-50 per sqft extra for every floor up. Is it really worth it? Matlab, for a 1100 sqft 2BHK, that's an extra ₹55k for just one floor. For a 4th floor, it's almost ₹2.2 lakh extra. Plus, higher floor maintenance can be tricky. Aur bank-funded projects mein ye FRP aur PLC ka negotiation kitna possible hai? Ansal API ya Swaminarayan Group jaise developers, unke projects mein ye fixed hota hai ya baat ban sakti hai? Disagree? Tell me why.
