RERA is supposed to protect us, but I'm honestly not sure how much it helps when builders like Salarpuria Sattva delay. Currently in a 2BHK in Gachibowli, thinking of upgrading to a 3BHK in Kokapet or Narsingi. We're looking at something like Sattva Lake Ridge, the 3BHKs are around ₹1.8Cr. My main worry is project delays. What happens if they don't deliver on time? I've heard RERA complaints take forever. Is it actually effective for getting compensation, or just on paper? What specific clauses should I watch out for in the builder-buyer agreement regarding possession timelines? Don't want another EMI for a non-existent flat.

Yaar, exactly my thoughts! I'm also looking at Sattva Lake Ridge in Kokapet, the 3BHKs for ₹1.8Cr are tempting but this delay fear is real. My brother booked a flat in Ameerpet a few years back, not Salarpuria Sattva but another big builder, and he got possession almost 1.5 years late. RERA complaint daali thi, but it felt like chasing ghosts. Compensation ke naam pe bas interest ka promise mila, woh bhi after a big fight. Does RERA even have teeth in Hyderabad?
