8% price appreciation in Noida Extension this year, but what about the legal side? Everyone glorifies RERA registration, but nobody talks about truly digging into a builder's legal track record. I'm eyeing a 3BHK in Gaurs 6th Avenue, thinking of upgrading. How effective are RERA complaints really against someone like Ultra Home Construction? Change my mind.

Bhai, you hit the nail on the head! Ultra Home Construction ka naam sunte hi darr lagta hai. RERA registration toh mil jaati hai, but unka past record dekho. Mere ek dost ne Alpha I Greater Noida mein ek project mein invest kiya tha unke saath, aur possession date kitni baar extend hui, kya bataun! Sirf paper pe sab theek lagta hai, ground reality kuch aur hoti hai. Gaurs 6th Avenue mein bhi dhyan se dekhna, agar Ultra Home ka involvement hai toh.

Totally agree yaar. RERA bas naam ka hai, builder agar powerful ho toh kaun sunta hai? Hum jaise common log toh bas phaste hain.
