₹7500/month maintenance in SGP Antalya Heights Block G, they're quoting this. As someone in real estate, I see through marketing. Is this charge for real service quality, ya sirf paper pe hai? Clubhouse aur sports facilities kitni use hoti hain? Are they genuinely functional, or just for show? What's the ground reality, tell me.

For a flat in the ₹52 L – ₹65 L range, ₹7500 maintenance feels disproportionate. Current market conditions in Noida are already tough, with property values not appreciating much. Adding such a high recurring cost makes the deal less attractive. It really eats into your budget, especially if you're paying an EMI.
Yaar, maintenance is such a headache. I almost booked a flat in Alpha II, Greater Noida, and their maintenance charges were low initially, but then they had a clause for revision every year. SGP Antalya Heights being 'RERA Not Applicable' for a COMPLETED project (Possession date: 2024-02-01) makes me nervous. What if they hike it arbitrarily? Who regulates them then?
U5, you hit the nail on the head with RERA Not Applicable. If it's already completed, does that mean we have no recourse if the maintenance goes crazy? First-time buyer hoon, darr lagta hai aise terms se.

Totally agree with U1. My cousin bought in Alistonia Estate, and even they started with a lower maintenance, then hiked it after a year. ₹7500 from the get-go sounds like they're trying to recover builder costs. Clubhouse aur sports facilities ka use kitna hoga, wohi asli baat hai.
