I'm looking at flats around Residency Road, even Keya Homes projects, but honestly not sure what to properly check during site visits. Beyond the glossy brochure, what are the actual red flags or important things nobody tells first-time buyers to look for? Like, what about water pressure, common area maintenance quality, or actual usable space vs. super area? My parents keep saying 'look at the neighbours', but what else? Any specific tips for Bangalore projects?

Beyond the per sqft rate, ask for every single charge: registration, stamp duty, amenities charges, advance maintenance, corpus fund, BESCOM/BWSSB deposits, GST. It all adds up to a significant amount, sometimes 15-20% of the flat cost. Also, if they're offering 'modular kitchen' or 'wardrobes', get it in writing with specifications. Are you paying extra for these or are they included?
My personal experience: we almost got conned by a builder who didn't have clear titles for the land. Always, ALWAYS get the legal documents checked by an independent lawyer, not the one recommended by the builder. Look for Encumbrance Certificate, Khata, and approved building plans. Don't rush this part. Builders are very good at showing you the shiny stuff, but the paperwork is where the real story is. This saved us from a huge headache later.

Residency Road aur Keya Homes, that's a premium segment, yaar. If you're budget-conscious, you might be stretching too much there. Usable space vs. super area is a HUGE point. Builders often quote super area which includes walls, common spaces, etc., making the carpet area feel tiny. Always ask for the carpet area measurement explicitly. Consider looking at areas like Attibele, the prices are significantly lower, though connectivity will be an issue for some. But for the same budget, you'll get much more space.
Attibele might be good for long-term investment if you believe in future infrastructure development, but for immediate living, especially for families, the commute can be a nightmare. Unless your workplace is nearby, think twice. Maybe the fringes of Arekere or Bannerghatta Road could be a middle ground?
