What Sohna builders don't tell you about spot discounts

₹1.3 Cr for a 3BHK in Sector 89A – that's what SRV Landbase quoted. I'm in real estate myself, but buying for my family is different; I'm looking at Sohna for long-term investment. They offered a spot discount if I booked immediately. Honestly, it felt like a pressure tactic more than a real saving. Does anyone actually get significant spot discounts in Sohna, or is it just a way to rush you? Also, are there any actual price correction zones here? Or is the whole market just steadily climbing?
