What surprises buyers at possession with Delhi builders?
Budget finalised, loan pre-approved – ab builders ko compare karna hai. I'm currently in a 2BHK in Dwarka, thinking of upgrading to a 3BHK in Vasant Kunj ya Saket, budget around ₹3-4Cr. Already have a home loan for the current place. Dekh raha hoon DLF, Godrej Properties, aur Tata Housing ke projects. My main concerns hain on-time delivery aur construction quality. Sunna hai Godrej ki delivery dates thodi fluctuate karti hain sometimes. Kya in builders ka track record sahi hai New Delhi projects mein? Aur kya hidden charges bahut hote hain possession pe, jaise PLC ya maintenance deposits? Kis builder ka customer support best hai post-booking? Would love to hear your experiences, especially for projects in South Delhi. Which one would you guys pick for a long-term end-use investment?

Bhai, 3-4 Cr budget mein South Delhi, sounds great! But be super careful about hidden charges. Mere friend ne ek project liya tha Anand Niketan mein, builder ne last minute pe IFMS (Interest Free Maintenance Security) aur club membership ke naam pe lakhon rupaye maang liye. Plus, parking ka charge alag se, jo agreement mein clarity se nahi likha tha. Itna shock laga tha usko possession ke time pe. Make sure har choti se choti cheez agreement mein mention ho, warna builders ke paas bahut tareeke hain paise nikalne ke.
