Okay I'll be honest — I completely underestimated how confusing this process is. Kids have moved out, so don't need such a big place anymore. We're looking for a manageable 2BHK flat, maybe in Sector 63, after selling our current home. Dekha tha Ambesten Infratech ka ek project, around ₹75L for a 2BHK, but jab all-in cost dekhi toh laga they hide so much. Stamp duty, registration, PLC, parking, utility connection charges... yeh sab kitna add ho jaata hai? Builders bolte hain 'all-inclusive' but it never is. What are the actual hidden charges I should watch out for just before possession? And honestly, negotiation ka scope kitna hota hai Noida mein? For a ₹75L flat, kitna kam karwa sakte hain? Any advice for seniors like us? Thanks!

Ask for everything broken down: base price, PLC, parking, club, power backup, IDC/EDC, GST, stamp duty, registration, maintenance advance, IFMS, utility charges. Negotiation on base price is possible, maybe 2-4%, but not on statutory charges. And definitely check the builder's RERA history. It's a long process, but due diligence is key, especially for seniors.
Ye Ambesten Infratech ka track record bhi check kar lena. Noida mein bahut builders ne promises kiye hain but delivery mein delay kiya hai. Current market conditions bhi thode tight hain, inventory kaafi hai, so ideally negotiation should be possible, but builders are holding onto their prices. Especially in areas like Sector 63, jahan connectivity achhi hai, they don't budge much. Maybe look at Ajayabpur side for slightly better deals, but then connectivity will be an issue for seniors.
U8 is right. My uncle booked in Alistonia Estate a few years back and is still waiting for possession. Builder ne RERA date bhi cross kar di hai. Always check RERA status and past projects of the builder.
Negotiation ka scope Noida mein ab pehle jaisa nahi raha. Builders abhi bhi thode rigid hain, especially for ready-to-move ya near-possession properties. For a ₹75L flat, you might be able to negotiate 2-3 lakhs off the base price, not on the hidden charges. Wo sab toh government ya fixed costs hote hain.
Bhai sahib, aap bilkul sahi keh rahe ho. Humne bhi Ambesten ka ek project dekha tha Sector 150 mein, same experience. Hidden charges mein sabse pehle toh IDC/EDC (Infrastructure/External Development Charges) aate hain, phir power backup, club membership, maintenance advance for 1-2 years, IFMS (Interest Free Maintenance Security), GST on construction value, aur utility connection charges toh alag se hote hi hain. Ye sab milake 10-15% extra pakad ke chalo. Seniors ke liye toh aur headache hai ye sab samajhna.

Haan yaar, same here. Humne bhi ek project dekha tha Alpha-II Greater Noida mein, builder ne bola tha ₹60L but jab final breakdown aaya toh ₹70L cross kar gaya. Saara budget hil gaya.
