What they don't tell you about carpet area in upcoming projects

Carpet area ratios are the biggest game-changer in upcoming projects, honestly. I'm looking at Investwell SR Tower for my own place in Greater Noida, and the price range of ₹85L-₹1.15Cr seems okay on paper. But I work in real estate, and I know how super area vs. carpet area games play out. What's the actual usable space there, off the record? Is it genuinely good for daily living, or just looks fancy in brochures? Also, anyone know about schools or hospitals nearby? My family needs good access. Just trying to cut through the marketing spin here.
