What they don't tell you about Ghaziabad property negotiations
Negotiation in Ghaziabad is often just a dance, not a real fight. I'm currently in a 2BHK in Sector 4B and thinking of upgrading to a 3BHK, maybe even a villa. SB Group ke saath deal kar raha tha for a 3BHK, unhone bola flat price fixed hai. But I feel thoda toh discount milta hai na? My budget is ₹1.2 Cr max for a 3BHK, already have a home loan, and I'm really worried about all those hidden costs. Stamp duty, registration ke alawa, yeh PLC, parking, floor-rise premium ka kya scene hai? Last time, possession ke time kuch unexpected charges aaye the. Is it still the same story in Ghaziabad, especially with builders around Indirapuram or Crossings Republik? Has anyone successfully negotiated a good chunk off the advertised price recently? Yaar, are builders just firm now?

Totally agree with the hidden costs, it's a nightmare! I booked a 2BHK in Indirapuram three years ago, and they quoted one price. By possession, suddenly there was a 'development charge' for the society, extra for the club membership, and a 'utility connection fee' that wasn't in the initial agreement. Maine toh ₹2.5 lakh extra diye the, aur woh bhi last moment pe! Make sure you get everything, EVERYTHING, in writing, even the small charges. Don't trust verbal assurances at all. Did anyone else face this with SB Group specifically, ya yeh sab builders ka common tactic hai?
U4, RERA agreement mein clauses hote hain but builders sometimes interpret them loosely. U3 is right, get EVERYTHING in writing. SB Group ka toh thoda mixed reviews hain for post-possession charges. My cousin booked with them, unko bhi parking
Haan yaar, same experience with a different builder near Ahinsa Khand. They just add things. RERA agreement mein bhi loopholes nikaal lete hain.

Bhai, you're not alone! SB Group toh kya, aajkal sab builders hi 'fixed price' bolte hain. Negotiation ka scope bahut kam ho gaya hai, especially for first-time buyers like us. My friend tried in Crossings, no luck.
