What they don't tell you about Gurugram projects

₹2.5 Cr for a 3BHK at DLF Royalton Towers is what I'm looking at, even though I've been in real estate for years. Honestly, buying for myself is a whole different ball game. Builders ka marketing spin toh pata hai, but end-user experience kitna different hota hai? Like, Royalton Towers ki brochure mein jo amenities dikhate hain, woh actually deliver hote hain kya? Off the record, kitne projects mein clubhouse sirf showpiece reh jaata hai? Ya phir construction quality ka kya scene hai? Sunte hain ek saal baad seepage, cracks aana shuru ho jaate hain. Aur maintenance charges? Kya woh actual service quality justify karte hain, ya sirf naam ke hain? I know the super area vs carpet area games, but real living experience, that's what I'm trying to figure out. Any insights from actual residents there ya other Gurugram projects?
