What they don't tell you about older RWA blocks
Dilshad Garden, I've been looking at properties around here, especially older RWA blocks. RWA Block C Dilshad Garden ki construction quality par kya views hain? My concern is long-term maintenance and resale. From my experience, initial build quality directly impacts tenant attraction and future value. Seen so many cracks and seepage issues after 2-3 years elsewhere. Also, maintenance charges versus actual service quality ka kya scene hai? High charges but no proper upkeep affects tenant retention and ROI. Kya yahan ka service delivery justifies the cost, ya just for namesake? What's the ground reality for RWA Block C? Would you pick this for investment looking at these points?

U19, honestly, in that price range for North East Delhi, you might have to compromise on either age or size. Naye projects ke prices bahut upar hain. Maybe look at areas like Shahdara or even some parts of Ghaziabad if connectivity is good. But yeah, Dilshad Garden Block C seems like a gamble for first-time buyers.
Ye sunke toh aur tension ho gayi. Mera budget 1.1 Cr tak hai aur Dilshad Garden pasand aa raha tha. Par agar itni problems hain, toh kya karein? Koi aur suggestion hai is price range mein, around North East Delhi, jahan quality aur maintenance issues kam hon?
U10, regarding maintenance charges for Block C, I heard from a friend who lives nearby that it's around 2500-3000 per month for a 2BHK. But he also mentioned that the RWA is not very transparent with the spending. So, high charges but questionable service, seems to be a recurring theme here.
Investment ke liye dekh raha hoon, toh resale value bahut matter karti hai. Agar construction quality issues aur maintenance problems hain, toh future mein tenant attract karna aur bechna mushkil ho jayega. 1.0-1.2 Cr daal ke agar ROI hi na mile toh kya fayda? Kya ye property investment ke liye worth it hai, ya sirf self-use ke liye consider karna chahiye?
Totally agree with U16. Agar investment hai, then you need low maintenance and good appreciation. Old RWA blocks, especially with known issues, usually don't give that. Better to look at something slightly newer, even if it's a bit further out.
Investment ke liye toh bhool jao agar itne issues hain. Tenant bhi smart ho gaye hain, woh bhi dekhte hain building ki condition. Agar aapko rent pe dena hai, toh maintenance cost aapki pocket se jayegi aur rent bhi kam milega. Self-use ke liye bhi, aapko hi toh rehna hai usme.
Seepage aur cracks, ye toh common problems hain purane blocks mein. RWA Block C mein bhi yehi haal hai kya? Koi bata sakta hai ki walls aur ceilings ki condition kaisi hai?
Exactly! Mere ek relative ka flat Aram Bagh mein hai, wahan bhi yahi problem thi. Minor repairs bolke bech diya, ab har monsoon mein paani tapakta hai. Block C mein proper inspection karwana bahut zaroori hai. Sirf broker ki baat mat suno.
U7, I visited a flat in Block C last month. Walls looked okay, but some patches on the ceiling in one of the bathrooms were suspicious. Broker bola ki 'minor repairs' hain, but I'm not convinced. It felt like potential seepage. Careful rehna padega.
Dilshad Garden location wise toh acchi lagti hai, metro connectivity bhi hai. But for an older RWA block, 1.0 Cr – 1.2 Cr seems a bit steep, especially with these quality concerns. Kya ye price justify karta hai considering the age of the building? Is there any scope for negotiation in these older blocks?
Aaj kal Delhi mein har cheez ka price inflated hai. Current market conditions aisi hain ki purani properties bhi naye rates pe bik rahi hain. 1.0-1.2 Cr is standard for a decent 2BHK in a good locality, even if it's older. Negotiation ka scope bahut kam hai, especially agar location acchi ho. But still, build quality aur maintenance important hai.
Dilshad Garden is definitely a prime location, that's why the prices are high. Connectivity is a big plus point. But old construction ka risk toh hai hi. Kya pata renovation mein kitna kharcha aa jaye baad mein. Firse budget bigad jayega.
Haan, price toh mujhe bhi thoda over lag raha hai. 50 units hain, toh supply limited hai, but fir bhi, itne mein toh thoda naya construction mil jaana chahiye. Yaar, negotiation ka toh pata nahi, but agar quality issue hai toh price kam hona hi chahiye.
Maintenance charges versus service quality, ye toh har jagah ka rona hai. Mere ek dost ne Ansal Villas mein liya tha, society charging a bomb, but lift aksar kharab rehti hai aur security guards bhi sote rehte hain. Yahan Dilshad Garden Block C mein, 1.0 Cr – 1.2 Cr mein agar sirf naam ki maintenance hai, toh uska kya point? Kya yahan ke residents bata sakte hain ki unka experience kaisa raha hai? Kya payments time pe karte hain aur kaam bhi hota hai?
U8, Alaknanda ka sunke accha laga. Block C Dilshad Garden ki maintenance charges kya hain monthly? Koi bata sakta hai?
Dekho, har RWA ek jaisa nahi hota. Meri family ka ek flat Alaknanda mein hai, wahan RWA bahut active hai. Charges thode zyada hain, but landscaping se leke security tak sab top-notch hai. Regularly checks hote hain. Toh Dilshad Garden Block C ka specific feedback chahiye. Generalise karna theek nahi hoga.
Totally agree! High charges, zero work. Meri bhi yahi problem hai. Dilshad Garden ka toh pata nahi but generally yehi hota hai.
Bhai, ye Dilshad Garden RWA Block C ka sunke toh thoda darr lag raha hai. Original post mein jo construction quality ki baat ki hai, woh sach mein bahut bada concern hai. 1 crore se upar ka investment hai, agar 2-3 saal mein hi cracks dikhne lage toh kya fayda? Kya kisi ne recently yahan kuch dekha hai? Quality kaisi lagi?
Haan, 50 units hain yahan, toh shayad RWA thoda better manage kar paye. Lekin builder ka track record important hai. Agar original construction hi weak hai, toh RWA bhi kya hi kar lega. Budget mein toh hai, but ye quality ka tension alag.
Sahi keh rahe ho yaar. Meri ek cousin ne Anand Vihar mein ek purana RWA flat liya tha, 3 saal mein hi bathroom se seepage shuru ho gayi. Builder toh bhag gaya tha. Yahan Block C mein bhi wahi haal na ho jaye. Nervous lag raha hai.
