Visited a couple of projects near Hoskote Road last weekend, including one by Keya Homes. Honestly, I had no idea about the 'hidden' costs until the sales rep casually mentioned something called a 'legal fee' and 'clubhouse membership' that wasn't in the initial quote. Mera dimag ghum gaya! Everyone glorifies buying property, but nobody talks about these random charges that pop up just before possession. My budget is around ₹85L for a 2BHK, but with stamp duty, registration, PLC, and these new charges, it's easily hitting ₹1 Cr. Sab bolte hain negotiate karo, but builders toh bilkul hilte nahi. Okay, I'll say what no one says: negotiation is a myth for first-time buyers in Bengaluru. Change my mind.

I was looking at a project near Akshayanagar last year, and the sales rep pulled out a sheet with 'infrastructure charges' and 'utility setup fees' that added almost 5% to the final cost.
