What they don't tell you about snag list fixes after Ghaziabad possession
Been dealing with this for six months now and it's driving me nuts. I work in real estate, so I thought I knew all the tricks, but buying for myself at MNG Smart Villa in Ghaziabad has been an eye-opener. We got possession, and the snag list is just... ignored. Seriously, there's seepage in the master bath and half the electrical fittings are dodgy. We're paying decent maintenance charges, but getting actual service for these basic construction quality issues feels impossible. Does anyone else face this? What did you do to get builders to actually fix stuff after possession? This definitely impacts future resale value and tenant attraction for sure.

I feel your pain, OP. It's a classic situation. My advice would be to document EVERYTHING. Photos, videos, emails, call recordings – everything. Send formal emails for every issue, clearly stating the problem and reference your agreement. If they don't respond, send a registered legal notice through a lawyer. Sometimes that's the only language builders understand. It might be an expense, but it's better than living with these issues and impacting your resale value. What's your next step, have you consulted a lawyer yet?
RERA complaint is definitely an option, but it's a long process. Has anyone here tried forming an RWA or sending a legal notice to get these things fixed? Sometimes collective action works better than individual complaints.
RWA banana mushkil hai if only a few units are occupied, especially with just 38 units like in MNG Smart Villa. For a legal notice, you need a good lawyer, and that costs money. It's a tough spot for first-time buyers.
Builder quality has genuinely gone down. It's not just MNG Smart Villa. Everywhere same story.
Exactly what U9 said. I booked a flat in Abhay Khand two years ago, and my possession got delayed by 8 months. Jab mila, toh it was full of minor issues, like loose tiles and paint defects. Builder ne bola 'adjust kar lo'. We had to spend extra out of pocket to get it fixed ourselves. It's a common tactic to just hand over the keys and then ignore you.
U7, I think current market conditions also play a role. Sales are slow in Ghaziabad, and builders are cutting corners to save costs. The buyer is the one who suffers. Property prices are still high, but quality is dropping.
₹2 crore for MNG Smart Villa and still these issues? That's insane! I thought for that budget, you'd get top-notch quality. This is making me rethink buying anything in Ghaziabad. What's the RERA number for this project? I want to check its status.
U8, there are only 38 units in MNG Smart Villa. Maybe that's why they're not bothered much? Less buyers to pressure them. But still, for a project of this size and price point, this level of service is unacceptable. It's a clear red flag for future buyers.
Total units kitni hain isme? Sometimes smaller projects get neglected more.
Haan, ₹2 Cr is a huge amount for Ghaziabad, even for a villa. The RERA number is UPRERAPRJ427956. Possession date was supposed to be 2023-12-01, but clearly, the issues are still there. RERA mein complaint karna ek option hai, but it's a long process, aur agar builder ne loopholes dhund liye toh aur time lagega. It's scary that even RERA isn't a full-proof guarantee.
Oh my god, this is exactly what I'm going through! It's so frustrating. We bought a flat in Achchheja last year, and the builder is just ghosting us on so many finishing issues. Seepage, bad wiring – the whole package. They promise the world before booking, but after possession, you're on your own. Paying EMIs for a half-finished home is a nightmare. MNG Smart Villa ka toh naam bhi suna tha, but this is shocking for a ₹2 Cr property. What do we even do?
Exactly! The maintenance charges they collect are so high, but for what? For basic structural issues, we have to beg? What legal options do we even have? RERA mein complaint karne se kuch hota hai kya?
Haan bhai, it's very common, especially with smaller or newer builders. My cousin faced similar issues in Ahinsa Khand 1 with some electrical faults and kitchen plumbing after possession. Builder kept delaying fixes for months. You have to be super pushy. It's like they think once you've paid, their job is done.
Totally relate! My family is looking in Ghaziabad, and this post makes me so nervous. Is this a common issue in Ghaziabad now? Builders just abandoning snag lists?
