What to look for in under-construction quality for better ROI?
Did a site visit to Gaurs 6th Avenue last weekend and honestly, it's tough to judge construction quality when it's still under construction. My main worry is how things hold up after a couple of years, especially for resale or if I rent it out. I'm thinking about long-term maintenance costs and tenant satisfaction. What are the key things to look for during site visits that indicate good quality, beyond just the finishes? Like, how can you spot potential seepage issues or bad fittings early? Also, what about elevator quality and response time for maintenance? Does actual under-construction quality visibly differ much between projects? Any experienced investors know what red flags to watch for regarding construction that impacts future value? It's my first investment, so I'm a bit nervous.

Totally understand your tension. It's so hard to tell quality from site visits. Gaurs 6th Avenue looks good, but the 'under-construction quality' fear is real for first-time buyers like us.
Sahi keh rahe ho. Builders sirf facade pe dhyaan dete hain. We can't afford big repair bills later.
