Investment Hotspots in Greater Noida – I'm looking at 2BHKs here, trying to find something for myself, not for a client, which is a whole different ballgame. My budget is around ₹80L to ₹1.5Cr. I know what builders don't always tell you, but still, buying for personal use feels tricky. I'm seeing two main types of 2BHKs in this range: older, slightly larger units with good carpet area but maybe dated amenities, versus newer, compact units with fancy clubhouses but often super area vs carpet area games. For example, some 'new launches' quote 1200 sqft super area but the actual livable space is barely 700 sqft. Is it just me, or are we paying premium for common areas more and more? What's the real ground reality for appreciation in these different types? Any specific areas within Investment Hotspots that are surprisingly good or bad for resale?

Exactly! I visited a project near Alpha I Greater Noida, quoted 1100 sqft. Felt so cramped, turns out carpet area was just 650 sqft. They showed me a 'show flat' which was probably bigger than actual units. It's misleading, pure and simple. We pay for balconies and utility ducts now.
