Since January I've been eyeing 3BHKs for an upgrade from my 2BHK in Sector 76. Gaursons 4th Avenue looks great, but I'm worried about amenities. Is the clubhouse actually usable daily? How are maintenance charges vs real service? Not sure if the premium is justified for ghost facilities.

Ghost facilities are a real thing! Builders use them as a selling point but never maintain them. Go visit the site multiple times, not just on a Sunday. See the clubhouse on a weekday morning and evening. Talk to current residents about their daily experience.
Since it's a completed project, possession date toh November 2014 ki hai. So it's not about waiting for possession. The real question is, what's the actual ground reality now? Noida mein market conditions waise bhi thodi slow hain for resale flats in older projects, so is the premium for these amenities justified if they're not up to par? What's the current occupancy like?

Occupancy toh theek hai, but current market mein buyers amenities pe bahut focus kar rahe hain. Especially in areas like Alpha I Greater Noida, where new projects are coming with state-of-the-art facilities. If 4th Avenue's amenities are 'ghost facilities' as you mentioned, then the resale value will definitely take a hit. It's a competitive market out there now.
Yes, possession was indeed November 2014. So it's an old project in that sense. Occupancy is decent, I'd say around 70-75% based on my last visit.
My friend stays in a different project in Sector 76 itself, and the maintenance is a nightmare. They pay ₹3.5 per sqft but the lifts are always breaking down and security is lax. Gaursons 4th Avenue ka price range ₹80 L – ₹1.7 Cr hai, toh maintenance bhi high hoga. Make sure you get a clear breakdown of what's included and what's extra.

Bhai, Gaursons 4th Avenue toh 2014 mein deliver ho chuka hai. Itna time ho gaya, amenities ka status ab tak settle ho jaana chahiye tha. But my experience with builders who promise the moon is always the same. Clubhouse initially looks great, but after a year, it's either poorly maintained, or charges are exorbitant for very limited services. Definitely check the current state, not just brochure pics. Sometimes, the premium for such 'facilities' just isn't worth it.
But isn't Gaursons considered a decent builder in Noida? What makes you say their track record is poor specifically for amenities? Any specific incidents or just general experience?
Exactly! My cousin bought in a project near Alpha II, also a Gaursons one from around the same time. The swimming pool is almost always closed for 'maintenance' and the gym equipment is half broken. They keep hiking the maintenance charges too. It feels like they just installed things to sell, not to actually maintain them for residents. It's a real pain point for many.
