Six site visits and two months of searching — still feeling stuck on a decision. I work in real estate but buying for myself is a whole different ballgame. I'm deep into checking out Lotus Apartment and Kaveri Apartments here in New Delhi. The advertised price per sqft is never what you end up paying, especially with all the hidden charges. I'm trying to figure out which one offers better carpet area efficiency, not just super area numbers. Also, the builder trust factor for both is something I'm weighing heavily. Any honest opinions from recent buyers? Who's been more transparent and delivered on promises?

I had a terrible experience with a builder in Anand Vihar a few years back. The 'hidden charges' ended up adding almost 15% to the final cost! Plus, the quality of construction was subpar, and they cut corners everywhere. In this current market, with interest rates going up and inventory piling up, builders are desperate to sell, so they might promise anything. Don't fall for glossy brochures. Always check their previous projects and talk to current residents if possible.

They promised amenities like a gym and clubhouse, but after possession, those were either incomplete or poorly maintained. The final amount was also way higher than what was initially discussed. It's a common tactic to lure buyers with a low base price. We need to be extra vigilant, especially as first-time buyers.

Totally agree with the OP. It's like they intentionally hide things. I'm wary of both, to be honest. Has anyone actually gotten possession from Lotus on time? And what's the RERA status for Kaveri Apartments, is it even registered properly? Don't want to get stuck with an unregistered project.
Haan, Kaveri ka market reputation bhi kuch khaas nahi hai. Thoda research aur karo uske baare mein.
U2, for Lotus, the RERA status is there, but I heard from a friend who booked last year that their possession date has already been pushed twice. Not a good sign for transparency. As for Kaveri, I checked their RERA, it's registered, but their initial proposed completion date looks very optimistic. Be careful.

Carpet area efficiency is crucial, 100% agreed. Builders always play with super area numbers. For Lotus, I heard some mixed reviews about their previous projects, especially regarding handover delays. Kaveri seems newer, so less track record. This decision is giving me sleepless nights, yaar.
