What's the real all-in cost for a 2BHK in Pune?

Okay I'll be honest — I'm completely fed up of renting now. Landlord raised rent again, so finally taking the plunge to buy in Pune. Looking at a 2BHK from Unity Buildcon, Gokhalenagar. Builder quoted ₹90L. Is this the final price, ya negotiation possible hai? Kitna realistically off mil sakta hai? Also, all-in cost kitna aayega with stamp duty, registration, parking, PLC? Not sure about hidden charges that pop up later. EMI vs rent math is tough.
