Spent the whole Sunday checking out options in Sector 67. I'm looking at a 2BHK from Ganpati Builders, and they quoted around ₹1.3 Cr. Honestly, that feels a bit steep. My parents keep saying builders always have negotiation room. What's the real deal? How much can one actually knock off the base price in Gurgaon? And what about PLC, parking, and other charges? Should I try to negotiate those too or focus on the unit price? Just trying to figure out the true all-in cost before I commit.

Bhai, Ganpati Builders ka naam sunke hi darr lagta hai. 1.3 Cr for a 2BHK in Sec 67 is already on the higher side, but the 'all-in' cost will shock you even more. They always add these 'preferential location charges' (PLC) for every little thing – park facing, corner unit, higher floor. Plus, parking is never free. Pura calculation karwa lo pehle, warna baad mein bahut jhol hota hai.
