Eta I – been looking at some Sai Dham Infra projects there. My calculations for a 3BHK around ₹85L keep jumping way higher. What's a realistic all-in cost for a 3BHK in Noida, including stamp duty, registration, and PLC? I'm seeing almost 30% jump from base price. Are there hidden charges that only pop up at possession? Like club fees or maintenance deposits. I'm trying to factor in the total cost of acquisition. Any recent experiences, especially near Jewar impact zones?

Sai Dham Infra ka naam sunke thoda darr lagta hai. Unke kuch projects mein quality issues aur delay ki complaints suni hain. Jewar ke hype pe mat jaana, pehle builder ka background check
U1, you're not wrong, sadly. I recently closed on a 3BHK in Alpha I Greater Noida. Base price was ₹90L, but all-in including stamp duty (which is 7% for women, 6% for men in UP), registration, PLC, IDC, FFC, and the mandatory club membership, it shot up to almost ₹1.15 Cr. That's more than 25% extra! Builder ne bola tha 10-12% extra but it was a shocker. Jewar ke paas toh aur bhi demand badh gayi hai, so prices are inflated.

Totally agree U1! Mera bhi budget aise hi jump kar raha hai. Builder sales reps toh kuch aur hi batate hain.
Bhai, 85L mein 3BHK Noida mein? Aajkal toh impossible lagta hai for all-in cost. Especially with all those extra charges you mentioned. Sai Dham Infra ka track record bhi check kar lena, suna hai thode issues rehte hain.
