What's the real 'all-in' cost for a 3BHK on Hennur Road?

Okay I'll be honest — I'm looking at upgrading from my 2BHK in Bellandur to a 3BHK on Hennur Road, maybe Prestige. Everyone talks about the initial price, but nobody properly explains the super area trap. It's infuriating, tbh. Are we really paying for 30%+ common area? My budget's around ₹1.8 Cr, but with stamp duty, registration, PLC, parking, it feels like it'll easily hit ₹2.2 Cr. Is this normal? What other hidden costs should I watch out for at possession? Change my mind that builders inflate numbers like crazy.
